The wellness suite has become one of the most requested rooms in a custom home, and one of the most reworked. The reason is almost always the same: the decisions came in the wrong order.

Settle the water first. A lap pool, a cold plunge, and a steam room each carry their own structural loads, drainage, and humidity control, and each is expensive to move once the slab is drawn. Where the water sits determines where everything else can go.

Ventilation is the second early decision. Steam wants to sit close to the plunge for the bather, and far from finished millwork for the builder. The mechanical plan that serves both well is designed at the start, not retrofitted at the end.

The gym can wait. Flooring, mirrors, and equipment are finish-stage choices, and they improve by being decided late, once the family knows how they actually use the space.

The pattern holds across the suite: anything that touches structure, water, or air belongs in the first drawings. Anything that touches only the family’s routine can stay flexible. A builder who has done this before will push the first list forward and defend the second.
